Criteria for Tenancy

Please review criteria for tenancy before applying online.

  • General Requirements

    1. State issued ID must be provided.


    2. Application must be filled out and signed digitally.


    3. A comprehensive reusable tenant screening report will not be accepted. All rental applications must be submitted through 360pm.us and screened by an employee of 360 Property Management.


    4. Application fees must be paid prior to processing the rental application.


    5. Applicant acknowledges and accepts that 360 Property Management represents the owner of the property for which applicant is applying.


    6. For the purpose of this criteria for tenancy, a condition of approval is defined as any scenario where an increase of a security deposit is required for approval. If more than one condition of approval is required excluding lack of rental history, applicant will be denied.

  • Rental History Requirements

    1. Two years of positive, verifiable residence history from a landlord or home ownership.


    2. Home ownership will be verified through tax assessor’s office or credit report. If it is determined through a credit report that the loan for the home is not in good standing, home ownership will not be accepted as positive residence history.

  • Approval with Increased Security Deposit

    1. Any unlawful detainer action or eviction over five (5) years old which has been paid can be approved with added security deposit of an additional deposit equal to half of the original security deposit amount.


    2. Rental history showing an unpaid balance of $1000 or less will require an additional deposit equal to half of the original deposit, but only if the amount has been paid in full.


    3. Rental history with 1 lease violation (I.E. unauthorized persons or pets in unit etc.) in a 12 month period will result in an additional deposit equal to half of the original deposit.


    4. Any collection filed with a property management company that is less than seven (7) years old will require an additional security deposit equal to the original security deposit, but only if the amount has been paid in full.


    5. Lack of rental history will require an increase equal to 25% of the original security deposit.

  • Automatic Denials

    1. Any unlawful detainer action or eviction judgment less than five (5) years old will result in a denial.


    2. Any collection filed with a property management company or outstanding debt from a property manager or landlord, and is unpaid, will result in a denial.


    3. Rental history reflecting more than $1000 in move out charges will result in automatic denial.


    4. Rental history with disturbance complaints will be denied if the previous owner/manager would not re-rent.


    5. Any current 14-day notice or past due unpaid balance will result in denial.


    6. Four or more late rent payments within a 12-month period will result in denial unless good reference since then.


    7. Three or more NSF checks within a 12-month period will result in denial.


    8. Rental history with 2 or more lease violations (I.E. unauthorized persons or pets in unit etc.) will result in denial.

  • Income Requirements

    1. Gross monthly household income must equal three (3) times the monthly rent. If household income meets 90 of requirement, tenants may be approved with an additional deposit equal to half of the original deposit.


    2. The most recent four (4) weeks of pay stubs will be required.


    3. If applicant was hired within a recent time period where they have not received a pay stub, employment may be verified through a letter of employment from their employer. This letter must be able to be confirmed by an agent of 360 Property Management.


    4. Some form of verifiable monthly income will be required for unemployed applicants.


    5. Self-employed applicants will require proof of income from previous year’s tax returns.


    6. If unemployed and unable to verify the income necessary to pay rent, applicant will be denied without qualifying roommate.

  • Credit Requirements

    1. Good credit is required. No credit history will be considered good credit.


    2. Outstanding bad debts being reported on credit report, which is more than $1000 but less than $5,000, except for medical and educational debt, will require an additional deposit equal to half of the original deposit. Note: Bad debt is this criteria is defined as including but is not limited to collection accounts, accounts that have been charged off, repossessions, and past due balances.


    3. Outstanding bad debts being reported on credit report, which is more than $5,000 but less than $7,500, except for medical and educational debt, will require an additional security deposit equal to the original security deposit. Note: Bad debt is this criteria is defined as including but is not limited to collection accounts, accounts that have been charged off, repossessions, and past due balances.


    4. Outstanding bad debts being reported on credit report which more than $7,500, except for medical and educational debt, will result in a denial.


    5. Excessive collection (4 or more), regardless of type, will require an additional deposit equal to half of the original deposit. Note: this includes medical and educational.


    6. Excessive collection (8 or more), regardless of type, will result in denial. Note: this includes medical and educational.


    7. Any applicant with a bankruptcy not showing as discharged is denied until shown otherwise.

  • Criminal Backgrounds

    1. Any felony offense which has taken place within the last five (5) years will result in denial.


    2. If there is a criminal conviction and the applicant has been out of jail/prison less than five (5) years, they will be denied.


    3. Any felony or misdemeanor criminal offense that was of a violent or physical nature against either person or property, taken place within the last ten (10) years, will result in denial.


    4. Multiple offenses, regardless of type, will be denied.


    5. If the criminal offense was regarding theft of any kind, including but not limited to personal property or property, within the last five (5) years, the applicant will be denied.


    6. Any applicant that is a registered sex offender will be denied.

  • Pet/Animal Policies

    1. All applicants with animals are required to complete a pet screening for each of their pets or companion animals prior to move-in. Pet screenings are $20 for the first pet and $15 for additional pets, service/companion animal registration is free (price for pet screening site is subject to change).     2. Properties that are not considered pet friendly do not accept pets. This includes but is not limited to the following: Dogs, cats, birds, rodents, reptiles, amphibians, fish, insects, and farm animals.


    3. All properties charge a minimum of $35 per month for pet rent, and a $300 pet deposit per pet unless otherwise specified.


    4. Properties that are considered small pet friendly allow pets under 25 pounds. Properties that are medium pet friendly allow pets up to 40 pounds. Properties that are pet friendly allow pets up to 100 pounds. If it is specified that a property is dog friendly, cats are not allowed. If it is specified that a property is cat friendly, dogs are not allowed.


    -Note: This may not include animals other than cats or dogs. If you have a species other than a cat or dog, please get approval from 360 Property Management.


    5. Multifamily units (condos/apartments) that are pet friendly allow pets up to 40 pounds (medium pet friendly) unless otherwise specified.


    6. No dogs or cats under the age of one year old are permitted in any properties, regardless of pet friendly status.

  • Restricted Dog Breeds

    360 Property Management does not rent to pets labeled as restricted dogs breeds. The following breeds, and any mix of these breeds, are considered by 360 Property Management to be a restricted breed: Akita, Chow, Doberman Pinscher, Pitbull, Staffordshire Bull Terrier, Rottweiler, Presa Canario, Wolf Hybrid, German Shepherd, Malamute, Huskies, Mastiff.


    Note: Pit Bull is not a breed, it is a classification defined by informal types of appearances. A sight test will be used by a representative to define whether a dog is a Pit Bull.
